Make Improvements to Enhance Your Rentals

There are times when a landlord in San Diego must spend money to make money. Rental property that is dingy and in poor condition is not going to attract reliable tenants regardless of where the property may be. Landlords should be willing to make improvements for the sake of attracting good residents. The following improvements are just a few of the ways that a landlord can make an apartment more attractive and increase the value at the same time.

  • Stress the Bathroom and the Kitchen. This should be no surprise because outside of the bedroom, those two areas are where people will spend most of their time. New shower curtains look beautiful and having the bathroom tile replaced periodically will help. Work in the kitchen means new appliances or better plumbing. Incidentally, buying appliances like dishwashers and refrigerators that have the Energy Star label are energy efficient and can save a landlord some money on energy bills.
  • Check out the Carpet. Carpeting that has holes in it or is threadbare and worn looks terrible. A landlord might consider replacing that old carpet with something that looks fresher. Dirty carpeting does not impress anyone and periodic carpet shampooing by professionals makes that floor covering look great.
  • Windows. Drapes and blinds are standard tools for making a room attractive. Something that is also efficient and economical is window film. This film is applied to a window’s surface. Window film keeps heat and air conditioning inside and blocks the ultraviolet light of the sun without making the room darker. The film can reduce heating and cooling expenses.
  • Curb Appeal. The outside is as important as the inside of a rental. Trash should be routinely collected, the lawn mowed, and any hedges trimmed. Seasonal flowers are beautiful and landscaping companies can do the planting.
  • Fresh Coats of Paint. New paint makes the unit look great. The work can be done as needed or every few years.

Time Is Precious

Landlords try to put improvements on the bucket list but often run into barriers. Time is limited, and property owners are busy. It isn’t easy to develop a property improvement schedule and stick to it. Property management companies in San Diego can help. Such professionals work on many property issues and property improvement is a routine task. Alta Vista Properties will help make a client’s rental property more appealing.

We Know the Ropes

Alta Vista Properties has decades of experience as a property management company in San Diego. We know how property improvements will help attract tenants while adding to the value of an apartment.

Our routine inspections of apartments and rental houses tell us what changes will be beneficial. We schedule the property improvements and carefully track what is done. Some contractors in San Diego are unethical and will try to charge hidden fees to an unsuspecting landlord. We work with a given group of professionals who will only charge for the work they do.

Our clients all know that we provide the very best service. The improvements that we make to the rentals help with marketing whenever there is a vacancy. Our efforts also result in many tenants renewing their leases. These residents know that Alta Vista Properties wants to make the living space as attractive and comfortable as possible.

We are both happy and humble, so many of our tenants renew their leases and say very nice things about us to other people. We always keep an eye out for making a client’s property more attractive and more valuable.

Please do inquire at any time about our property management services. We can be reached at 858-274-3600 or by email at info@altavistaproperties.net. We look forward to hearing from you and answering your questions
