  • Why do I need a professional to manage my property?

    Managing investment properties can be both demanding and time consuming. From upkeep, to finding qualified tenants, to dealing with maintenance issues, there is a lot that needs to be done. Hiring a property manager takes the burden off of you, and you can relax knowing that your property will be well cared for.

  • How do you find qualified tenants?

    To find qualified tenants, we create attractive rental listing ads using professional photography, and post these ads to hundreds of online listing sites as well as multiple social media channels. Prospective tenants are thoroughly screened in order to ensure that we only rent to top quality tenants.

  • How do you screen applicants?

    Our screening process involves checking previous landlord references, verification of employment, a credit check, and a thorough background check including criminal activity. See more about our screening process here.

  • How do you collect rent?

    Modern residents expect easy, online payment options. Our online system gives residents three convenient ways to pay electronically (Cash, E-check, or with a credit card) on our website. In addition, tenants are always welcome to mail or bring their rent check to our office.

  • How do I receive financial statements and reports?

    Owner statements are securely posted to an online Owners Portal, saving time and paper. These simple statements provide you with a quick snapshot of your property details for the past month. We can also include maintenance invoices and additional reports you request. In addition, upon request, all such documents can be sent by mail.

  • How do I receive my monthly owner payment?

    Once rent has been collected and all bills associated with your property have been paid, you will receive your monthly owner payment on, or about, the 12th of each month. Monthly owner payments can be sent via mail or by electronic payment, which deposits the rent directly to your bank account.

  • What is included in the monthly professional property management fee?

    Our monthly management fee includes the following duties:

    • Collection of rent.
    • Disbursal of owners draw funds.
    • Acting as the single point of contact for the tenants and vendors.
    • Scheduling any maintenance or repair services.
    • Dealing with delinquent rent, including eviction and collections if needed.
    • Handling any notices of violation or other problems with tenants.
    • Correspondence with the tenant regarding notices of violation or other problems.
  • What if there is an emergency at my rental property?

    Alta Vista Properties has an emergency line that can be reached 24 hours a day, 7 days a week. The number is 858-274-3600 extension 304.

  • What do I have to do to get my property ready for rent?

    Properties are rented out more quickly and at a higher rate when they are in top condition. Preparing your property to rent usually entails touch up painting, carpet cleaning, and a professional cleaning. Once your property looks its best, we take professional photographs to make advertisements as appealing as possible.

  • How often do you check on the tenants and my rental property?

    Alta Vista Properties perform an annual inspection at tenant move-out or tenant requested lease extension.

  • Does this property management firm have insurance?

    Alta Vista Properties requires all of our vendors performing services on your property to be insured and carry worker’s compensation insurance when applicable. Owners are required to carry appropriate liability insurance on managed properties. Alta Vista Properties also carries business liability insurance.

  • Who holds the security deposit?

    Alta Vista Properties holds security deposits in our Real Estate Trust account for the majority of our owners. Under certain circumstances, the owner can hold the deposit. Under such circumstances, the owner is required to return the deposit to Alta Vista Properties at each tenant turnover.

  • Can you pay my monthly property bills for me?

    Yes, we can pay bills associated with your property. This will in turn provide you with a complete monthly statement detailing all income and expenses. We will also provide you with a year end statement which is very useful when you do your taxes.

  • When do you mail owner’s checks and financial reports?

    We are required to allow ample time for tenant funds to clear prior to mailing owner disbursements each month. Therefore, owner disbursements will be made on or about the 12th of each month. Payment can be made via check and mailed to the owner or via ACH electronic transfer where your owner payment balance should be deposited to your bank account within 2 business days from submission.

  • When do you serve Notices? Who handles evictions?

    Standard leases require rent to be paid no later than the 4th of each month. Once a tenant is late, a 3-day notice follows on or about the 7th of the month in default. If an eviction is determined to be necessary, the file would be referred to our preferred attorneys, Kimball, Tirey & St. John.
