Compliance is Essential

Property owners in San Diego should be aware by now of any changes in building ordinances and what regulations are now in effect. The modifications might seem like nuisances, but they cannot be ignored.

The Codes

The suburbs and the city of San Diego have different requirements. Many new rules are intended to make the environment safer and reduce the use of harmful chemicals. The rule changes might require renovation work to be performed on apartments. Other changes can increase safety and make the rental more habitable. Landlords in San Diego should understand the changes will require property inspections to see if the rentals are compliant with the current building codes.

Subletting Hazards

Absentee landlords are interested in rents and little else. They rarely visit the property as longs as the cash is coming in. That is not a small problem because unsupervised subletting is an open invitation for code violations.

This practice can become very lucrative and result in twenty or more occupants of a small apartment. The health and safety hazards of those crowded living conditions are substantial.

Required Maintenance

The building codes mandate repair work if it is needed. Landlords cannot ignore building code standards. Unfortunately, some do, and any repair work is sub-standard and is not compliant with building codes. There are penalties for not complying with the rules, and the possibility of having an apartment building condemned is quite real.

Landlords get frustrated because they have an extensive list of things to do. Checking up on the properties in a real estate portfolio makes a personal schedule even more hectic. Fortunately, the load is made lighter if a landlord works with one of the property management companies in San Diego.
