The number of new coronavirus cases is starting to decline, but the pandemic remains. Landlords in San Diego are confronted with challenges that are a little bit out of the ordinary. It can make things difficult for anyone who has a real estate portfolio.

The Question of Eviction

Eviction is causing the most significant controversy in the real estate industry. Tenants who are still unable to pay rent are not evicted because of income loss due to COVID– 19. Tenants are concerned about possible infection and may dispute anyone, including the landlord, entering the apartment to inspect the property. Parts of the lease that once were sacrosanct are now being questioned and, in some cases, ignored. A landlord in San Diego must deal with the coronavirus lease, for want of a better term.

Creative Thinking Is Necessary

A property owner must think outside of the box to survive this pandemic. A little innovative thinking can make things a lot easier.

The question of rent payment may involve an agreement or understanding whereby the tenant is given a little bit of leeway in making the payments. An example would be when the landlord accepts a good faith effort. The tenant would pay what he or she can afford, understanding that the rest of the rent will be paid later. This can include adjustments to pay the rent after the crisis has passed. A lease extension can be negotiated to give a tenant ample time to pay what is owed.

Coronavirus safety protocols are essential. A landlord can establish specific procedures such as always wearing a mask inside an apartment and wearing rubber gloves when inspecting. Any contractor who is summoned for repair work must present the company protocols for coronavirus as well. Communication with the tenants is going to be critical. A landlord must not only tell all the tenants what the safety protocols are for the property, but also include what is expected of repairman. The communication between the landlord and tenant will make things a lot easier for all parties.

Matters can change at a moment’s notice during these times. Old pandemic restrictions might be removed, and new ones enforced. A landlord must stay on top of things to avoid getting into trouble. This is a time when there is little room for error and a small chance for forgiveness.

What About a Third Party?

The pandemic has added to the landlord’s plate of things to do. That person is struggling enough to maintain a status quo and might not have the time or energy to manage all the property alone. This is a great time to consider the services of a professional third-party. Property management companies in San Diego can step forward and take over the daily running of the property.
