  • When is rent due and how do I pay?

    Rent is due on the first of every month. At move-in, you are invited to set up electronic payments via our online system, making it very easy to pay rent on time. It can be paid electronically with an e-check or a credit card. In addition, tenants are always welcome to mail or bring their rent check to our office.

    Rent is considered late after midnight on the 4th of the month. If Rent is paid after the 4th, it must be paid by certified funds (cashier’s check, money order). Personal checks and online ACH payments will not be accepted.

  • How do I report a maintenance issue?

    The fastest way to address a maintenance issue is to report it online through the tenant portal. You can also download the Appfolio Portal app, which is available in the iTunes store. From the app you are able to report a maintenance issue as well as pay your rent.


    You can also report an issue by calling our office during normal business hours at 858-274-3600. If you have an emergency maintenance request, we have a 24-hour line that can be reached at 858-274-3600 extension 304.


    If there is a fire, any threat to your safety, or late-night noise complaints, please call 911.

  • Are utilities included?

    The utilities included in the rent vary from property to property. When you sign your lease, you’ll be notified which utilities (water, sewer, trash, gas, electricity) will need to be put into your name. Utilities must be in your name by the start date of your lease. It is the tenant’s responsibility to pay for any cable or internet installation or other related services. Satellite dishes are not allowed.

  • Do I need renter’s insurance?

    Yes, proof of renter’s insurance must be received by our office on or before your lease start date. Alta Vista Properties, Inc., as well as the owner of the property you are renting, must be listed as additional insured on your policy. We are unable to release keys without proof of insurance (minimum $100,000 liability coverage).


    Alta Vista Properties, Inc. is not responsible for the quality of benefits in your policy nor any costs incurred if your policy is not kept in good standing. We recommend making sure you have adequate coverage for your needs should an emergency occur where you need to vacate for a period of time.     Renter’s insurance can be obtained through your auto insurance carrier or companies specializing in renter’s insurance alone. Alta Vista Properties, Inc. has a relationship with Lemonade insurance in which a referral fee is paid. Visit Lemonade for more information and a quote.

  • Does your lease have an early termination fee clause?

    No, we do not have an early termination fee. If you decide to terminate your lease early, you will be responsible for the rent until a new tenant takes possession of the unit. In addition, you will be responsible for any commissions that the owner would normally be responsible for.

  • What guidelines are there about noise and disturbances?

    Tenants or guests may not make or allow any excessive noise in the unit or common areas, nor permit any actions that will interfere with the rights, comforts, and conveniences of another person(s) (i.e. loud radios, televisions, etc.) at any time of the day.

  • When does a guest turn into a possible resident?

    Guests staying in the unit for 30 days within a 12-month period will need to submit an application to be added to the Lease.

  • Can I sublet my unit?

    As per section 21 of the current California Association of Realtors Lease Agreement, “Tenant shall not sublet all or any part of Premises”, this is to include any Vacation or Short-Term Rental Use. Any advertising, subletting, or short-term rental of all or a portion of the unit will constitute a breach of the lease agreement and as such will be subject to serving of a 3-day notice to quit and assessment of current violation fines and may also result in termination of lease agreement.

  • How do I apply?
